IMPORTANT:  When we first added news on this site about a builder special sale,  the best units sold VERY QUICKLY.  One of my buyers missed out on the home he wanted by about one hour.  Somebody else was taking action while he was pondering.  When he decided to move forward, it was just slightly too late.  He and I spent much time following up with the builder.  We made it clear we had a back-up buyer ready if the first buyer backed out.  It was a VERY good deal, and as might be expected the first buyer went ahead and moved forward to complete the transaction.

There have been opportunities come up to provide new home buyers tremendous savings.  We receive regular updates from builders.  There are often special values that stand out from the crowd.  We want our clients to know about these special values.

Unfortunately, we cannot always provide specific details about these special values on this website.  Some builder spec homes are listed by other brokers.  Those cannot be advertised without the permission of that broker.  There are other cases where the builder will not allow advertising unless it is approved by the headquarters, often in a different state.  (Some builders might not want the public to think of them as "desperate")  And finally, when a builder gets very aggressive in pricing homes, any information placed here would be out of date very quickly.

As a real estate agent, I am not tied to any one builder's offerings.  If you visit a builder's model, you will find out about that builder's homes in that neighborhood.  And you might be told about other neighborhoods where that same builder builds homes.  But you won't hear about the other builders' homes down the street or a few miles away. 

When we talk, expect to exchange contact information at that time before receiving any details about any homes or builders.  I will be glad to share more specifics with serious buyers who agree to use me as their agent in the purchase of their new home.

These new home specials can occur in all price ranges.  It is not all that unusual to see savings of 10-20% - and sometimes more.

If you are an investor, or a home buyer who thinks like an investor, it will be to your advantage to get information about builder specials.  If you need a few weeks to think about it when these specials come around, you will probably be left behind. (But get on the mailing list to learn about future opportunities.) I am not opposed to giving major purchases like a new home sufficient thought.  But you can only take advantage of this situation if you are able to make logical and obvious choices quickly. (If you can recognize an opportunity and pounce on it, this is for you.)
